BUILDING DEPARTMENT MISSION STATEMENT

Our mission and commitment is to effectively promote and provide professional plan review, permitting and inspection of building construction to ensure a safe built environment for all those who live and work in the City of Sebastian.

As of May 1, 2006, the Sebastian Building Department is now the “One Stop Shop” for all building construction permitting needs. Applicants are no longer required to apply for a driveway/drainage permit separately at the Engineering Department. The Driveway/Drainage permit is now submitted with the building permit package and the entire package is reviewed simultaneously by Building and Engineering Department’s plan reviewers. Plan review comments are available upon request from either department. All Driveway/Drainage inspections will now be scheduled through the Building Department.

The Building Department provides the following services:

  • Perform plan reviews, issue building permits and perform inspections for all construction including: (Single-family residences, commercial buildings, fences, swimming pools, screen enclosures, storage sheds, re-roofs, water hook-ups, additions, repairs, remodels and other construction).
  • Issuance of Land Clearing, Grubbing and Tree Removal permits.
  • Contractor Licensing: All contractors must be licensed and registered with the City. Applications and qualifications for individuals who desire testing to obtain a local contractor license are reviewed for compliance through this department.

Florida Building Code 2004 is in effect as of 10/1/2005. The City of Sebastian wind load requirement is 140mph Exposure-B in accordance with fig. 1609 of the FBC.
